What you will do

Design a cozy, Georgian Colonial–style home (single-story or two-story) aligned with Sandyport’s ACC/HOA covenants and municipal requirements.
Maximize green space while ensuring privacy from neighbors.
Develop floor plans, concept design, and detailed drawing sets for HOA submission and municipal approval.
Provide design alternatives that optimize interior square footage, including solutions such as double-height spaces within a compact footprint.
Deliver style proposals, exterior details, and renders consistent with Bahamas/Bermudian traditions.
Prepare HOA-ready documentation, including: site plan, floor plans, elevations, roof plan, drainage/grading, door/window schedule, and colour board.
Coordinate or provide structural, MEP, and energy/ventilation notes as required for Nassau permitting.
Offer light construction support, addressing RFIs and minor revisions throughout the process.

What you'll need to know

A degree in Architecture
5 + years of experience working as an architect, with proven expertise in residential projects.
Strong portfolio of traditional-style houses
Advanced proficiency in Revit or similar design software.
Strong English communication skills.
Deep understanding of community/HOA processes and covenant-driven design compliance.

A great plus

Prior experience working with Sandyport or similar Caribbean gated communities.
Familiarity with Nassau permitting requirements.
Ability to adapt or refine Georgian stock plans into HOA-compliant designs.
