Our Naples-based client, a faith-forward luxury custom home builder, is looking for a Permitting & Pre-Construction Manager to own everything that happens before the first nail is driven. This is a full-time, long-term opportunity working directly with ownership and the Project Manager on high-end residential projects. What you will do

  • Submit, track, and manage all permits through Collier County and the City of Naples, from application through approval.
  • Coordinate with engineers, architects, and municipal departments to resolve comments and keep permits moving.
  • Create and manage all purchase orders and subcontractor agreements.
  • Solicit bids, negotiate pricing, and award subcontracts in coordination with the Project Manager.
  • Track all customer selections and make sure specs are locked before construction begins.
  • Review and approve vendor invoices before they go to billing.
  • Maintain subcontractor compliance: licenses, insurance, and signed agreements on file before any work starts. No exceptions.
  • Coordinate all pre-construction meetings, timelines, and deliverables.
  • Manage all job setup in Buildertrend from day one.
  • Act as a key partner to ownership and the PM, keeping every project set up for success before it breaks ground.

What you'll need to know

  • Proven experience in permitting, pre-construction, or construction administration.
  • Hands-on experience with residential luxury custom home projects.
  • Strong proficiency with Buildertrend.
  • Proficiency with Google Drive and Google Suite.
  • Solid experience managing purchase orders, subcontractor agreements, and vendor compliance documentation.
  • Familiarity with U.S. permitting processes and direct coordination with municipal departments (Collier County or City of Naples experience is highly valued).
  • Advanced English level.
  • Proficiency with CAD is not required, but it is a strong plus.
  • High level of autonomy and organization. You don’t wait to be told, you anticipate what’s needed and get ahead of it.
  • Clear communication, thorough documentation, and the confidence to hold vendors and subs accountable without being asked.
  • Commitment to the highest standards of craftsmanship, integrity, and accountability.
