Cost Control Manager (Full Time, Bahamas)

Are you a Construction Cost & Commercial Manager with a proven track record on Hospitality (Hotels) projects? We’re looking for a construction professional to own the commercial side of the job — contracts, procurement, payment applications, variations, and cost control across the full project lifecycle. Read this part carefully, because it’s the whole point of the role: this is not an accounting position and it is not a pure estimating position. We are not looking for someone to close the books, and we are not looking for someone whose work ends when the takeoff is done.

We need a construction person who can open the contract, challenge what a contractor is billing, and defend the number. If you came up through construction and moved into commercial management, this is for you. This position supports projects in the Bahamas, so availability to work on Eastern Time (ET) is required.

What you will do

  • Own project cost management from award through closeout: budgets, procurement, contracts, forecasting, and overall cost control.
  • Manage contracts and procurement end to end — prepare subcontractor bid packages, run the bid process, level proposals, and lead commercial negotiations through award.
  • Verify that what’s being billed actually matches completed work, cross-checking RFIs, submittals, and % complete before you approve anything.
  • Apply retention deductions and enforce conditions of contract on every application, with no exceptions.
  • Manage variations and change orders: validate entitlement, price them, and keep the contract value current at all times.
  • Produce monthly budget vs. expenditure vs. forecast reporting, so the team always knows whether the job is trending on budget through completion.
  • Build estimates and cost plans where they’re needed to support commercial decisions — as a tool for cost control, not as the core of the job.
  • Coordinate with contractors, architects, and the project team to resolve commercial issues before they turn into claims.

What you'll need to know

  • Solid construction background with a focus on contracts and commercial administration. Not accounting. Not pure estimating.
  • Demonstrable experience on Hospitality (Hotels) projects.
  • Hands-on command of concrete, wood framing, and steel framing scopes — enough to challenge quantities, methods, and pricing with confidence.
  • Proven comfort reviewing large-value payment applications and contract terms: retention, conditions of contract, and change provisions.
  • Proficiency with Procore. This one is non-negotiable.
  • Excellent ability to interpret architectural, structural, and construction drawings, specifications, and contract documents quickly and accurately.
  • Excellent communication skills and the confidence to push back on a contractor, hold your position, and keep the relationship intact.
  • Strong character and resilience: the ability to tolerate pressure, shifting priorities, and uncertainty, and to keep delivering accurate work under all of it.
  • English required.
  • Reliable availability, a consistent work schedule, and genuine interest in long-term professional growth.

A great plus

  • Experience working directly with U.S. or Caribbean developers, contractors, and architectural firms.
  • Knowledge of Bahamas or Caribbean construction realities: import logistics, lead times, and local labor conditions.
  • Experience handling claims, delay analysis, or dispute resolution.
  • A track record of building or improving commercial and cost-control processes from scratch.
