Are you a seasoned Material Takeoffs & Cost Estimator with 15–20+ years of experience, a proven track record in Custom Luxury Homes, and the commercial instinct to support the sales process directly? We’re looking for a senior professional to own estimating end to end for a fast-paced team that values precision, efficiency, and technical excellence. This is not a role for beginners—we want a true expert in reinforced concrete, steel, and carpentry who thrives on analyzing complex drawings, producing accurate takeoffs and estimates, and turning them into proposals that win work.

Just as important: we’re building this department from the ground up, so we need someone who has done that before and has the character to make it their own. The client is ramping up marketing and expects a significant increase in lead volume within the next 7 business days, so this is a time-sensitive hire for someone ready to take the reins from day one. This position supports projects in Florida, so availability to work on Eastern Time (ET) is required.

What you will do

  • Build out and lead the estimating department from the ground up—this is a startup-style environment with no ready-made manuals, so you’ll co-create the workflows, standards, and ways of working, and truly make the area your own.
  • Perform accurate, detailed material takeoffs and quantity calculations for Custom Luxury Home and structural construction projects.
  • Prepare comprehensive cost estimates for reinforced concrete, steel, carpentry, and related construction scopes.
  • Support the sales process directly: turn estimates into clear, persuasive proposals, take part in conversations with prospects, and help convert incoming leads into signed projects.
  • Review architectural, structural, and construction drawings, specifications, and technical documents to produce reliable project estimates.
  • Coordinate with contractors, architects, and project stakeholders to gather technical information and ensure estimate accuracy.
  • Conduct outreach to contractors and architects on behalf of the company to support project development and business opportunities.
  • Prepare organized, bid-ready documentation to support proposals, budgets, and estimating processes.
  • Handle a growing pipeline: manage multiple projects simultaneously while maintaining high standards of accuracy, organization, and timely delivery.
  • Apply AI tools to accelerate takeoffs, drawing and document review, estimating, and outreach—and turn what works into part of the department’s standard process.
    Identify cost-saving opportunities and continuously improve estimating processes as the area matures.

What you'll need to know

  • 15–20+ years of senior-level experience in construction cost estimating and material takeoffs. A strong, hands-on estimating background is non-negotiable—this is a senior hire, not a role for beginners.
  • Solid sales experience alongside your technical background. You’ll support the sales process directly, so you need to be comfortable in front of clients, not estimating in isolation.
  • Proven experience helping establish and build out a department or function, not only working within one that already existed.
  • Extensive, demonstrable experience estimating Custom Luxury / residential luxury Home projects. You must be able to openly discuss and validate this experience during interviews (no NDAs restricting what you can share).
  • Strong, hands-on background in reinforced concrete, steel, and carpentry estimating—this is critical.
  • Previous experience working on U.S. construction projects, with South Florida experience strongly preferred, so you can work quickly and understand local construction practices.
  • Excellent ability to interpret architectural, structural, and construction drawings quickly and accurately.
  • Proficiency with BuilderTrend, Square Takeoff, and Construct IQ.
  • Strong use of AI in your day-to-day processes, with a real interest in making the estimating function faster and sharper through it.
  • Full ownership and autonomy: someone who doesn’t wait for guidance or direction to move forward, communicates proactively, and takes the reins of the area.
  • Strong character and resilience: the ability to tolerate frustration, changes of direction, and uncertainty, and to keep delivering high-quality work in an evolving, undefined environment.
  • Excellent communication skills and the confidence to collaborate with—and do outreach to—contractors, architects, and multidisciplinary teams.
  • Advanced English proficiency.
  • Reliable availability, a consistent work schedule, and genuine interest in long-term professional growth. This is a long-term role that starts part-time for the first month, moving to full-time once we confirm a strong mutual fit.

A great plus

  • Experience working directly with U.S.-based contractors and architectural firms.
  • Deep knowledge of the South Florida luxury residential construction market.
  • A track record of quoting and closing high-ticket residential projects.
  • Experience with AutoCAD and other collaborative project management tools.
  • A track record of building or improving estimating processes and identifying cost efficiencies.
