Are you a Construction Project Scheduler with a proven track record on Hospitality (Hotels) projects? We’re looking for someone to own the schedule end to end — build it, drive it, update it, and defend it. Read this part carefully, because it’s the whole point of the role: we need a scheduler who builds the logic, not someone who keeps a bar chart tidy.

We are not looking for a project coordinator who updates a file someone else created, and we are not looking for a PM who lists scheduling as one of ten things they do. We need a construction person who can sequence a job, find the critical path, and tell a superintendent his sequence doesn’t work — with the schedule to prove it. If you came up through construction and moved into planning, this is for you. This position supports projects in the Bahamas, so availability to work on Eastern Time (ET) is required.

What you will do

  • Own the project schedule from preconstruction through closeout: baseline development, WBS, sequencing, logic, and critical path management.
  • Build and maintain CPM schedules in Microsoft Project and Primavera P6, including active projects in the ~$100M range.
  • Develop the baseline with the project team — break down the work, set realistic durations, tie the logic, and get buy-in from the people who actually have to build it.
  • Run the update cycle: collect real progress, update remaining durations, re-forecast completion, and report variance against baseline every month.
  • Track the critical path and near-critical paths, flag slippage early, and bring recovery options to the table — not just bad news.
  • Analyze the schedule impact of variations, change orders, and delays, and support time-extension positions with defensible data.
  • Coordinate with contractors, subcontractors, architects, and the project team to gather progress information and validate what’s being reported before it goes into the schedule.
  • Produce clear schedule reporting for the owner and executives: lookaheads, milestone status, and a straight answer on whether the job finishes on time.

What you'll need to know

  • Solid construction background with a focus on planning and scheduling. Not project coordination. Not a PM who schedules on the side.
  • Demonstrable experience on Hospitality (Hotels) projects.
  • Working knowledge of both Microsoft Project and Primavera P6. This one is non-negotiable — you’ll be running at least one active ~$100M schedule in MS Project, and P6 is essential for
  • our larger Caribbean work. Command of only one of the two is not enough.
  • Proven ability to build a baseline from scratch: activity definition, durations, logic ties, constraints, and critical path — not just maintain someone else’s file.
  • Hands-on command of concrete, wood framing, and steel framing sequencing — enough to challenge a subcontractor’s durations, methods, and logic with confidence.
  • Excellent ability to interpret architectural, structural, and construction drawings and specifications quickly and accurately.
  • Excellent communication skills and the confidence to push back on a contractor, hold your position, and keep the relationship intact.
  • Strong character and resilience: the ability to tolerate pressure, shifting priorities, and uncertainty, and to keep delivering accurate work under all of it.
  • English required.
  • Reliable availability, a consistent work schedule, and genuine interest in long-term professional growth.

A great plus

  • Experience working directly with U.S. or Caribbean developers, contractors, and architectural firms.
  • Knowledge of Bahamas or Caribbean construction realities: import logistics, lead times, and local labor conditions.
  • Experience with delay analysis, time impact analysis, or supporting claims and disputes.
  • Experience with resource- or cost-loaded schedules and earned value reporting.
  • A track record of building or improving scheduling processes and standards from scratch.
